Wanted to see the park, stopped at office to see if we could walk or drive through. Very curt response "no we don't allow that". Mid day, in a jeep. We have come to the area 2 years in a row and wanted to look at smaller campground. Reviews look decent but area where we drove in looked run down. Won't consider future visits!

tldr: DO NOT STAY AT THIS PLACE IN CHILLY WEATHER! I can imagine it’s super nice in the summer, but we stayed in April. Here are the pros: super close to Mesa Verde, location is beautiful, wifi is passable (don’t try to stream, it’s not happening), showers are warm and clean, laundry facilities are nice and work well ($2 to wash, $2 to dry) Hot tub was closed and we never visited the lodge, but they look nice too. Now the experience: we booked this place as a break from sleeping in the car all bundled up in 15° sleeping bags. Our “cozy” cabin was as cold as outside when we got here, but we were assured it would heat up if we gave the heater (see photo 1) some time. It ran for 8 hours straight and the cabin was only ever around 45°. We were also told to “stuff something in the windows” to keep the heat in..😳 but with all the gaps in the walls and around the windows (photo 2) it was never comfortable. The website names all these in-cabin amenities, but you can only run maybe 2 at once.. so you must turn off the heat before running the microwave, for example. You are notified via print-out, only after handing over your non-refundable payment, when you check in.(see photo 3) We would not have booked this place had we seen anything indicating as much online. The dish sink water only runs cold, btw, so good luck getting anything clean without having to boil some water. This should be a summer-only place for cabin rentals, having them available to rent when it’s still getting down to 24° at night is, honestly, unsafe. We were prepared with down sleeping bags and thermal gear, but others may not be. Definitely don’t expect the shelter you’d want to have in cold weather, like we did, because you won’t get it. We cut our losses and left after night one, despite having paid for two nights, to go somewhere actually warm and comfortable.

Great park, lots of spaces. Ours was almost perfectly level with full hook ups. Folks are super friendly and helpful. 2 dog parks: 1 medium sized with grass and 1 huge grass park with agility equipment. Pool, hot tub, mini golf, park store, propane fill up, dump station, bathrooms and laundry room. Fire ring and table at each site with community fire pits and gathering areas. Conveniently located close to Mesa Verde national park and only about 10 miles from town with Walmart, tire stores, and all the major fast food chains. Great place with lots of ambience. You could stay a few days just to enjoy all this park has to offer.
