This place is scamming people. My fiance' and I called about renting a spot here for an RV. I was told they had spots available. The application was sent to us through email, filled out, and returned in person. When we went to drop off the application the office was closed. We called the number on the door and were asked to leave the application in the mailbox. The next day I received a call from the office asking for a $100.00 for the application fee. Less than 24hrs, I received another call back stating that we did not get the spot due to a criminal background and credit. What?????!!!! I work in the Healthcare Industry and you cannot have any prior convictions. I had to go through an extensive process for my position including background check and finger printing. Secondly, they couldn't check my fiance's status because he only provided a tax ID number. Thirdly, I know for a fact it takes up to 3-7 days for background checks, not less than 24 hours. Also, I know someone who lives in there and they were only charged $40 for the application fee. Needless to say, I never received my money back. Oh to top things off, they said they got their information from their corporate office. They don't even have a corporate office!!!! It's privately owned! Do yourself a favor and don't give these people your money!!!

Duckys is under new management..As a result the place is looking very nice.Swimming pool and coin laundry room are kept clean and on site.Definatly a nice and welcome place to zephyrhills community..

Rude n intrusive. They make you pay for everything from parking to using the pool and they hike up your rent without even telling you they also go through your mail and send it back or sign for it places ridiculous act like it's a amusement park

Older park with too many older homes that look like they're run down. Looks nice on outside but looks deceiving
